Two Decades of Real Estate Books Behind Every Plan
Sherry Aland, CPA, MBA, MSCTA
Sherry spent ten years as controller for a real estate group, where the work was rent rolls, capital improvements, depreciation schedules, partner distributions, and month-end close on portfolios that kept growing. She built out the accounting department of a property management company as it expanded from 21 to 90 apartment complexes, and she handled the books for a working ranch and western events center. Clients were already coming to her for tax work through those years, which is how the practice existed long before it had a full-time sign on it. That real estate controller experience is why she does not need a client to explain how a flip is financed, why a K-1 looks the way it does, or what a management fee between related entities is actually paying for. She currently serves as the go-to tax strategist for Black Label Realty.
The credential set is short and checkable: a CPA license issued by the Oklahoma Accountancy Board, an MBA, and the Main Street Certified Tax Advisor designation. MSCTA is the certification granted through Mark Kohler's program, which requires coursework across more than 70 tax strategy topics and testing on over 800 tax principles before the designation is issued. The practice is deliberately small. Sherry Aland PC is a boutique CPA firm in Edmond built around a limited number of monthly advisory relationships rather than high-volume seasonal filing, which is the reason planning work does not get handed down a queue. As the firm adds advisors, the training, review, and planning standards stay Sherry's, so a question you send in July about placing a property in a new entity before closing gets answered to the same standard as the return filed in March.
Sherry also publishes tax strategy content on our YouTube channel, launched in January 2026.
